Investor Relations / Business Development Manager

About the role
Reporting to Investor Relations Director, Cogress has a team of 3 Investor Relations Managers (IRMs) who are responsible for building and maintaining strong relationships with investors and for raising equity in each project that we launch.

Each IRM has a pool of clients and is responsible for explaining each new development project to investors, responding to objections and queries and raising equity against an individual target. The ability to build strong relationships with clients based on good communication, trust and transparency is therefore essential.

IRMs are also in charge of client acquisition, dealing with inbound marketing leads and attending expos as well as being responsible for driving further business development using LinkedIn and by identifying and attending smaller networking events.  


Core Function
To manage relationships with a portfolio of approx. 100 existing clients, to drive business development through the acquisition of new clients and to raise equity against an individual target for each property development launch.

Individual sales target for each project of approx. £300K-£600K, 40% of which should come from new investors

Principal Responsibilities
-Raising equity for each development project against an individual target
-Ability to explain Cogress’ investment model, understand each new development and respond to queries 
-Manage client relationships and understand our full portfolio of developments in order to update clients on the status of their existing investments
-Build strong relationships based on trust, good communication and an understanding of client’s investment preferences
Drive business development and acquire new clients by proactively identifying & attending networking events and responding to inbound enquiries
Awareness of regulatory requirements

Key Tasks
Raising Equity / Sales of investment units – for each and every property development that Cogress launches (approx. 1-2 per month)
Update investors on each project launch and answer questions via phone, email and face to face meetings -Raise equity via subscriptions and achieve project sales target
-Understand regulatory requirements in order to assist with client on-boarding process

Client Relationship Management
-Develop understanding of clients’ investment preferences
-Build strong relationships with existing clients and keep them regularly updated on status of existing investments
-Build understanding of Cogress’ full portfolio of projects
-Achieve referrals from existing clients
-Invite clients to Cogress events

Business Development and Client Acquisition
-Respond to inbound leads via phone to explain Cogress investment model, qualify leads and set up face to face meetings (where / when current restrictions allow)
-Identify and attend networking events to acquire clients
-Use existing network of contacts and LinkedIn to introduce new clients to Cogress

Treating Customers Fairly
-Understand how the principles of Treating Customers Fairly impact on the processes and procedures within your role.
Treat customers fairly by ensuring all communication to an individual is clear, fair and jargon-free and that all of their questions are answered by providing full information; enabling someone to make an informed decision.

Key skills
-Strong networking skills and demonstrable success in client acquisition
Ability to build relationships and understand clients’ needs
-Ability to build trust with clients and to sell in an open and honest manner
Have excellent verbal and written communication skills and an ability to explain complex issues in a clear and transparent manner
Show tenacity and determination to succeed
Excellent sales track record against targets
Be an effective time manager and able to manage a large portfolio of clients

-Educated to Degree standard: ideally have attained 2.1
ABB at A level

Useful but not essential
-Knowledge of the property development market
-Registration as a CF30 (customer function past or current) in the FCA registrar.
